Defects Liability Period (DLP)
Definition
The defects liability period (DLP) is the period following practical completion during which the contractor remains contractually obliged to return and make good any defects that emerge. Typical DLPs range from 6 to 12 months. The employer retains the second half of the retention during this period as security.
In construction tendering, this means...
During the DLP, a GC is responsible for coordinating the return of subcontractors to address defects, even on parts of the work done by subs who may be difficult to re-engage. Tracking outstanding defects by trade and sub is an important part of post-completion management.
